Edgbaston is one of Birmingham’s greenest, lowest-density suburbs, full of substantial homes on leafy streets and generous gardens. Much of it sits within the Calthorpe Estate and the Edgbaston Conservation Area, one of the largest in the country, so the character runs from grand Victorian villas to Arts and Crafts houses, elegant inter-war homes and newer builds. Whatever kind you have, the starting point is the same: what could this house be, and how do you want to live in it?

Andy spent over twenty years on the technical side of commercial buildings before moving into interiors, so early on he works out what yours will actually allow, whether that is opening up a tired layout, bringing in more light, or knowing when to leave a good thing alone. In a conservation area it also means knowing what the setting will let you change. Getting that right early is what keeps the whole thing enjoyable later.
