Grand Houses Reward Judgement, Not Just Decoration.

The instinct with a large Edgbaston villa is to start decorating, and it is usually the wrong one. Much of this area was laid out under the Calthorpe Estate as a planned suburb, which is why the houses are generous Georgian and Victorian villas with real ceiling height and proper proportions, with the estate still holding a view on what can change outside. Houses this deliberate punish guesswork and reward someone who understands how they were built.

Andy trained in architectural technology and spent over twenty years on the technical side of commercial buildings before moving to residential interiors. Tall sashes, original cornicing, the run of a staircase and the line of the chimney breasts all tell him how the house was meant to work and what it will let you do now. Knowing where the structure sits is what decides whether you can open a plan up, bring light deeper into it, or should leave it well alone.

Chapter Seven Design is Andy and Joe Smith. In a house this size the renovation itself is the hard part, and that is Joe's. She holds the timeline, the suppliers and the hundreds of small decisions a large project throws up, so that living through it feels managed rather than endless. The scale that makes these homes worth doing is also what makes them go wrong without someone keeping a grip.
